  • What type of properties do you manage?

    We do manage some single-family properties, but specialize in multi-family apartment complexes.

  • Do I get to see the lease or sign it?

    You may review the lease at any time. Lease Agreements, prior to signing with the tenant, may be adjusted to your property’s specific needs.
  • How much are your management fees?

    Negotiable, typically between 5-9%. The management fee is collected as a percentage of rent that we will negotiate prior to entering into the Management Agreement. We don’t get paid unless you get paid. It’s in our best interest to rent your property as soon as possible to qualified tenants.
  • What type of reports do I get and how often?

    Each month along with your check, we send you an Owner Statement that provides totals for all Income & Expenses. By request, we will also include a detailed Income & Expense Reports and/or copies of all invoices paid on your/the property’s behalf.
  • When and how do I get my money?

    Rent is due on the 1st with a 5-grace period. We allow time for funds to clear the bank and to take care of any outstanding bills that need to be paid prior to distributing owner funds. Your money and owner’s statement is sent within 5 days of the 20th each month. You may choose to receive funds via physical check or electronic funds transfer (a quick and easy way to get your money!).
  • Can you put the money directly into my account?

    Absolutely. A direct deposit form will be included in your New Client Packet along with the Management Agreement and Owner’s Manual. If you are already a client, please contact us to set up direct deposit.
  • What should be done in preparation to my property being rented?

    The better the condition of the property, the better quality tenant it will attract! We will inspect your property prior to marketing at which time any maintenance concerns will be discussed. Window coverings, such as blinds, are required for the privacy and safety of the occupants. The lawn should be freshly cut, weeded and free of debris such as leaves. All debris and personal belongings must be removed from the property.
  • How will you fill my vacancy?

    When a unit is for rent, it will be listed our website. Within 24 hours, that listing will be syndicated to many websites, including Craigslist, Trulia, Zillow, HotPads, AOL, Apartment Guide, Lovely, Rent.com, Rentals.com, RentalHouses.com and ApartmentList. A professional “For Rent” sign may be placed on the property, Your property will then be shown by appointment to prospective applicants.
  • How long of a lease do you sign?

    We typically sign one-year leases only. We do not offer month-to-month options. However, there are times when a lease may be signed for shorter or longer terms in order to move the lease term to the ideal Bellingham rental cycle (lease begins and ends during the months of June-September).
  • What if I don’t want smokers or pet owners in my property?

    We strictly enforce a no smoking policy inside all our rentals, and have already adapted a no pet policy for the majority of our properties. We are happy to enforce these policies so long as they are legal. Please be advised that Service Animals are not considered “Pets” and therefore must be accepted (with appropriate documentation) as mandated by Fair Housing Laws.
  • What if the tenant doesn’t pay the rent when it’s due?

    Rent is late on the 2nd, though our leases have a built-in grace period through the 5th. We don’t get paid unless you get paid, so it is in everyone’s best interest to collect quickly. Westview retains all late fees, as well as fines associated with preparation and posting of Notices to Pay or Comply.
  • What if my property is damaged by the tenant?

    We require a security deposit upon move-in which is usually sufficient in covering minor repairs. If the damage is in excess of the security deposit, they will be billed. Any unpaid damages risk possible turnover to a collection agency or small claims court. There will be a credit check, court & eviction check for applicants and those with good credit seldom cause much damage.
  • How much security deposit do you charge the tenant?

    Our standard security deposit and non-refundable carpet cleaning total one month’s rent.
  • Will the tenant ever call me in the middle of the night with an emergency?

    All calls come to us. We will submit a work order for the maintenance at the tenant’s request. If something needs your attention or if we have a concern, we would discuss that with you during business hours. No news is usually good news.
